Strategic use of materials for visual interest, texture, and personality. Functional design for ease of use. These are the main principles behind the design of Project 77.
Taking into consideration the restrictions imposed by the inclinations and the shape of the land, the residence was placed at the most favourable position where it could have its maximum width and the maximum number of views to the ocean. At the same time the design of the residence incorporates selected bioclimatic design strategies based on climate analysis, and the constraints posed by the plot and the study area. Natural ventilation that makes use of the local air currents along with thermal insulation will provide for cool summers. Thermal aluminium windows and professional waterproofing will provide protection during winter. All the above are assisted by a heat pump and solar panels either in summer or in winter. For adequate sun protection during the summer screens are installed and hidden in the ceiling for a minimal yet functional result. The four bedrooms have en suite bathrooms and maximum number of views outside. The living room and open plan kitchen enjoy wide openings front and back to keep the sunlight in and the movement from the one end of the house to the other very easy. Front and back verandas are created to provide for shady breakfasts with mountain view and comfy afternoons with sea view. Floors are either of micro cement or architectural big tiles. Window frames are slim with special support. Pool area is close complemented by a bbq area and a tanning zone.
